ALSO: Beginning on August 29th the contractor for La Centerra Phase II will begin draining Lake Christine in Commercial Village Center for the purpose of building a land bridge to connect La Centerra Phase I and Phase II for pedestrian and auto traffic.

The fish and turtles will be captured for relocation.

After construction the contractor will re-fill the lake. It will take about 2 months.

Time Management

While watching some of the agents in our office run around like chickens with their heads chopped off...we realized the one of the biggest issues agents have is time management. We have a new agent, in the middle of her first deal, sweat rolling down her cheeks, wondering how we can handle 10 or 12 deals at a time.

The answer is have a system. You must develop a system for everything you do in this business. From follow up (we use outlook) to working buyers, to listings, you must have a set follow up system that you develop and implement. If you do not follow it you will fall behind and never achieve the level of production you might otherwise have achieved.

A rule of thumb we use on Team DiMuria "Don't go home until the job is done!" We mean that...if you still have work to do on a given day (unless it is an emergency) do not leave...it will just make the next day that much harder!

Has anyone had a professional design their website?

We are wondering who has had professional firms design the content on their website (we use point2) www.katyhomefinder.com and while we are getting quite a few hits we feel we could potentially convert a larger percentage then we do if we had professional content.

who did you use to design your site (if you have point 2 and used a firm that would be great!)?

what was the approximate cost?

did your business and hits increase?

Any comments on our site?

Back to School in Katy!

It is that time of year when we send out Kids back to school! For Mona and I this is the first year (as our son Anthony is 5 years old)! I have been getting quite a few questions from new area residents about what to do...especially about how to catch the buses. http://www.katyisd.org/has a bus schedule for each home (go to campuses and click into the bus schedule at the top)...just plug in your address and you will know what bus to attend. In the KISD you can also, regardless of how close you live to a school, have your children catch a bus. We have a 100% bus policy. This means every child has the option of taking the bus to school!

So Congratulations...school is here and it is time for YOUR BREAK!

Hurricane Dean and Katy Texas

With Hurricane Dean bearing down on the Texas coast I thought it might be time to talk about flood control and the Katy area. In the Katy area, a considerable amount of time and money has been spent on area flood control. Our Local MUDs (Municipal Utility District) and WCIDs (Water Control) do a good job of keeping Katy dry during even the worst storms. When Mona and I chose the Katy area over the many other fine areas surrounding Houston Metro, we took the areas ability to withstand a storm into our decision making process (along with great schools, hospitals, and shopping). When you watch the news in your town and see the pictures of heavy flooding in the Houston area...and in fact through out Texas, know that we have not had any flooding issues to speak of here. We just went through a tropical storm and while I was driving a client around looking for a home he remarked to me that he could not believe all the water control bayou's we drive over are dry! I let him know that is one of the reasons we chose Katy!!

Hurricane Heading To Texas Coast!

It appears that Hurricane Dean is Heading to the Western Gulf Coast...between Northern Mexico and Southern Texas. This could be a category 4 or 5 Hurricane so if you intend to visit the area you may want to check with your airline or even reschedule your trip. a great site for checking out the situation is http://www.wunderground.com/ this site has great maps and displays. We are located in Katy Texas (about 30 miles outside the center of Houston). It appears the hurricane will go south of us...but you never know!

Mona is a member of the Cinco Ranch Ladies Club...and also runs the Cinco Ranch Ladies Club Book Club (it really should be called the Wine Club). Mona is a board member of the Ladies Club, and she can help you get started! The Ladies Club meets once per month, usually at the Cinco Ranch Golf Club, and hosts many charitable area events. Fish City Grill Open at La Centerra Mall in Cinco Ranch

The Fish City Grill has opened at the La Centerra Mall in Cinco Ranch.  The restaurant offers an oyster bar, soups and salads, starters, market fresh fish, sandwiches, and po-boys. It has a nice wine list and beer selection. This is a very nice family restaurant...loud enough for our 5 year old, and has good food at a good price. Why We DO NOT Show Homes In Every Area of Houston Metro

We specialize in Katy and West Houston. We get many calls and e-mails asking us to represent clients who want to purchase a home in the Woodlands, or Downtown, or Kingwood, or....well you get the idea. We feel that we are the AREA EXPERTS for KATY. We know what is happening, what will happen, and even what might happen in our area. Many clients moving to the area do not know that the Houston metro area has virtually no zoning! It is very important to know what the potential for a vacant piece of property can be. Has that land been bought...and who owns it. We make it our job to know what is happening and why! It would be difficult to know this type of information for every area in Houston. One of the reasons most people buy a home in one of our many fine subdivisions is because subdivisions are in effect zoned. In Cinco Ranch for example large signs in front of vacant land will scream out THIS IS FUTURE COMMERCIAL PROPERTY. If you buy a home backing to that future commercial you should be making a decision with full disclosure from the developer. We also feel strongly that the Katy School District is among the finest in the USA. Because we have a son who will be entering school (he is 5 years old) this year, we did a considerable amount of research on the subject. The schools, amenities, medical facilities, and shopping options make Katy a wonderful place to live. We are not looking to be the largest realtor team on earth...we feel strongly that we can give our full and best efforts to a limited number of listings and buyers. We truly want our clients to feel like "They are our only clients".
