Cinco Ranch Rates Top 10 in U.S. Master Planned Communities!
Cinco Ranch ranked fourth in the United States in 2006 Master Planned Community Sales by RCLCO (Robert Charles Lesser & Co, a leading independent real estate advisory firm.) The 7400 acre Master Planned Community located west of Houston, TX also reported the largest percentage gain of any like community in the U.S. with sales rising 30% over 2005 levels. With large acreage yet to develope, it appears Cinco Ranch will continue to post sales gains into the future. "Houston and Texas are showing signs of steady, healthy growth compared to other parts of the United States," said Ted Nelson, regional president of the Texas Division of Newland Communities. It seems that Katy (now being called Med Center West) and Cinco Ranch with great area schools, wonderful medical facilities, and new Westpark tollway are poised for continued future growth!!!

Harris County is having all area flood maps re-zoned. The new maps are due out May 10th. Some areas will change flood planes (some will be going from 500 year flood to 100 year flood). If you already carry flood insurance you will be grandfathered in to the lower rates. If your rate goes down you can call your insurance company and get them to adjust for the lower rate. I always tell my clients that flood insurance is very reasonable peace of mind and worth the investment. In the case of new maps...it may be worth signing up for flood insurance because if you are re-zoned and you have locked in the lower rate you will pay the grandfathered rate for as long as you own the home! Once the new maps come out you will be required to pay that amount.
