We are often asked how we do so many deals...both sellers and buyers from our www.katyhomefinder.com website. We train both experienced and new agents on how to get started. About halfway through most of our trainings we are often told "I do not have the time to devote to my website that you do". (seems to me the only thing most newer agents have in abundance is time!) The first statement we will make is this If you are not willing to devote the time you will fail!
To get started you must first get your time management skills in order. Schedule you website time on your computer calender. We suggest 2 hours per day...5 days per week (10 hours per week is a good start). We suggest setting up your website time first thing in the morning with your daily cup of coffee.
You must now choose the right website host for you. Do some research here. We picked Point2Agent to host our site. Our reason was it is very customizable and gives you wonderful feedback from clients when they do request info. Pick a host that is the best fit for the amount of work and skill level you have. Do not pay someone to come in and build you a site...use a real estate web host...they will have much of what you will need real estate wise built in to the system they employ.
You will need to do your homework next. You are going to need to learn about Meta Tags, Keywords, Pay Per Click, and Page Placement. You can search all these terms on Google or Yahoo! You need to print the columns that interest you and have them available as you adjust your website to fit you. Make sure your website is aiming at the clients you wish to have hit you (if you are in Houston you could care less about people searching real estate in New York). Be very specific here because you are going to need to decide on who you want to attract and what areas of speciality you want to work....will you be the condo king, or subdivision expert or school district expert...or will you help seniors in your area of expertise find homes. Whatever you choose aim your site at them.
Do not make your website about you. I can promise you this: No one cares how much real estate you sell, or what you are number #1 at, or how great you are...they only care about what you can do for them. Have a small article about you on the front page, have it written in third person and have it talk about what you specialize in (if you are the condo king let them know why they should buy a condo...and why they should buy it from you).
Make sure you put "calls to action" throughout your website. These are areas the potential client can click in and leave you personal info. Make sure they are getting something of value in return (like a relocation package). We do not require people who choose to search our listings or the MLS to leave us personal info. This is a touchy subject with many agents who believe they should always require people to log in the site to use it. We feel this is a mistake because many clients are not yet ready to leave info and it will likely chase them to another site. Have a blog linked to your website. Become the area expert on all things related to your area of expertize (if you are the school expert make sure you have lots of school related issues discussed...you can can lots of great info to write about right on the web!) blogging will increase your listings if you are consistent and do it every day or two.
Last but not least...follow up.
Make sure you choose a website that gives you good and quick feedback when a client clicks in and requests info...follow up as soon as possible...1 hour or less is best (see if the website host you choose has text message service). Do not give up if you do not get a reply...we try at least 7 times before moving the client to a cold file. Make sure you personalize each follow up (do not send auto responders or generated mail...you will significantly reduce your closing ratio), and set your next follow up right then (we use outlook and while we are doing the follow up we set a red flag for the next contact). When they send you a phone number make sure to call...this is a great sign you are making progress in gaining trust.
If you do these steps...and devote the time it takes to be a success on the Internet...you can turn your website into a cash cow as well as spend More time at home and improve your quality of life!
